Public Sector & Housing Services

Responsive and planned property maintenance for local authorities, housing providers, and managing agents

Supporting Public Sector Property Maintenance

We support local authorities, housing providers, managing agents and other organisations with responsive and planned property works across multiple trades. Our approach is built around compliance, health and safety, clear reporting, and reliable delivery in occupied and operational environments.

Why Multi-Trade Matters for Public Sector Operations

Managing multiple contractors adds complexity, cost, and risk. A single multi-trade contractor simplifies operations while maintaining consistent standards across all works.

Single Point of Accountability

One contractor, one point of contact, unified responsibility. No disputes about which trade is accountable for defects or delays. Clearer escalation paths and faster resolution of issues.

Reduced Procurement Overhead

Less time managing multiple contracts, quotations, and invoices. Coordinated scheduling prevents unnecessary site visits. Single insurance certificate to verify. Simpler budget tracking and financial reconciliation.

Consistency Across Trades

Unified health and safety standards applied across all work. Consistent quality of finish and workmanship. Same team familiar with your properties and protocols. Reduced learning curve between different contractors.

Better Site Coordination

When electrical and plumbing work are needed together, one contractor manages sequencing and avoids delays. Cleaner handovers mean less disruption to tenants and operations. Faster completion of multi-trade projects.

Our Multi-Trade Service Capability

With over 10 years of hands-on trade experience across multiple disciplines, we can manage a wide range of property maintenance and improvement works.

Specialist & Compliance Work

  • Rendering and external wall systems
  • Electrical testing (EICR) and remedial works
  • Asbestos awareness and safe handling protocols
  • General repairs and handyman services
  • Grounds maintenance and facilities management

Planned & Responsive Works

  • Planned preventative maintenance programmes
  • Cyclical redecoration and fabric refresh
  • Void property turnaround and deep cleans
  • Responsive repairs with agreed timescales
  • Grounds maintenance and seasonal works

Planned & Reactive Maintenance Service Models

We work flexibly across both planned cyclical work and responsive urgent repairs, providing the operational continuity that public sector organisations need.

Scheduled Cyclical Maintenance

We develop and deliver planned maintenance programmes tailored to your asset inventory, building codes, and budget cycles. This prevents costly emergency repairs and extends the life of building components.

  • Roof and gutter inspections and maintenance on defined schedules
  • Cyclical redecoration — internal and external, coordinated by zone or building
  • Electrical testing (EICR) and remedial work scheduling
  • General building maintenance and repairs
  • Communal area refurbishment and deep cleaning programmes
  • Seasonal works — guttering, ventilation, drainage clearance

We provide advance planning, resource scheduling, and cost forecasting to help your team budget effectively.

Responsive & Urgent Repairs

When urgent repairs are needed, our responsive teams can mobilise quickly with minimal notice. We manage emergency call-outs, fault diagnosis, and rapid resolution while keeping you informed throughout.

  • Agreed response timescales for routine and urgent repairs
  • Emergency support for critical issues affecting safety or service
  • Water leaks, electrical faults, structural concerns, urgent repairs
  • Fault diagnosis and scope confirmation before works commence
  • Interim damage mitigation while permanent repairs are arranged
  • Direct liaison with your operational teams to coordinate access and minimise disruption

Emergency contact details provided. Dedicated contact assigned to your account for rapid escalation.

Void Property Turnaround

When properties become vacant for re-let or resale, we can manage the full scope of works to bring them back to lettable condition — coordinating multiple trades in sequence to accelerate time to market.

  • Deep cleaning and waste removal
  • Decorative refresh — walls, woodwork, flooring
  • Essential repairs and safety checks
  • Appliance replacement and testing
  • Single project timeline instead of multiple separate bookings

Working in Occupied & Operational Properties

We understand the unique challenges of working in tenanted homes and busy operational environments. Our teams are trained to deliver quality work while prioritising tenant welfare, maintaining residents' right to peaceful enjoyment, and minimising disruption to building operations.

Resident Communication & Access

  • Advance written notice of all scheduled works (minimum notice as required)
  • Clear scope of work and expected timescales communicated to residents
  • Flexible working hours (early starts, lunch breaks, late finishes accommodated where safe)
  • Direct contact details provided for access queries and concerns
  • Professional operatives trained in respectful communication and courtesy

Safeguarding & Sensitive Environments

  • Enhanced DBS checks available for all staff working in sensitive environments
  • Safeguarding awareness for all operatives
  • Understanding of working with vulnerable tenants, elderly residents, and those with support needs
  • Child protection protocols where applicable
  • Reportable concerns escalated to designated safeguarding leads

Minimising Disruption

  • Careful sequencing of works to maintain services (gas, electricity, water) wherever possible
  • Dust and noise management — protective coverings, noise restrictions during specific hours
  • Daily site cleanup and responsible waste management
  • Temporary facilities (portable toilets, welfare arrangements) provided on large projects
  • Works completed to agreed timescale; no unnecessary delays

Professional Site Conduct

  • Punctual arrival and departure; no unnecessary loitering or noise outside working hours
  • Respectable appearance and behaviour at all times
  • PPE worn appropriately; safe working practices observed visibly
  • Vehicle parking respectful to neighbours; no blocked driveways or obstructed pavements
  • Complaints process — accessible point of escalation within 24 hours

Site Safety & CDM Compliance

  • Proper site setup — barriers, warning signs, access control where required
  • Hazard identification and risk assessment before works begin
  • CDM compliance on all multi-trade and coordinated projects
  • Insurance certificates provided and current at all times
  • Incident reporting and documentation as required

  • Building returned to clean, safe, operational condition
  • Final inspection with site contact and sign-off documentation
  • Photographic record of completion and condition
